Personal & Contact Identifiers

When you create an account, we collect your full legal name, email address, mobile phone number, and residential address coordinates. For property managers, we collect professional contact details, entity name, portfolio size, and property coordinates.

Read-Only Open Banking Data (Quiltt, Plaid & Mastercard)

With your explicit affirmative consent, we connect to your financial institution via authorized Open Banking rails powered by Quiltt Inc., Plaid Inc., and Mastercard Open Banking / Finicity. We retrieve read-only account metadata, historical deposit streams (payroll, direct deposits, 1099 disbursements), and recurring expense trends (rent, utilities).

Cross-Platform Payment Streaks (VaraPay Network)

With applicant authorization, LeaseDefend™ ingests verified positive historical rent payment records and payment streaks from the VaraPay platform to boost applicant underwriting indices.

Payment Processing Data (Stripe)

When you purchase a report or subscribe to a property manager plan, payments are processed directly by Stripe. LeaseDefend™ receives transaction confirmation tokens but never views, handles, or stores raw card numbers, CVVs, or bank routing credentials.

We synthesize read-only cash-flow activity into objective 0–100 risk indices, verified monthly net income averages, payroll stability ratings, rent-to-income multiples, and reserve coverage estimates.

Eliminating Document Fraud

Direct bank data feeds eliminate reliance on manipulable paper documents, preventing altered PDFs, fabricated paystubs, and doctored bank statements.

FCRA Compliance & Audit Trail Logging

We record non-alterable audit logs of permissible purpose certifications, applicant authorizations, consumer dispute investigations, and Adverse Action dispatches to fulfill statutory obligations.

SMS & Mobile Messaging (TCPA / 10DLC)

Consent to Receive Transactional Messages

By providing your mobile phone number and requesting a verification code or screening invitation, you consent to receive SMS text messages from LeaseDefend™, including one-time verification codes (OTPs) and account notifications. Consent is not a condition of purchase.

Message Frequency, Rates & Carrier Terms

Message frequency varies based on screening activity. Message and data rates may apply according to your mobile carrier plan. Mobile carriers are not liable for delayed or undelivered messages.

Opt-Out (STOP) and Support (HELP)

You can opt out of SMS notifications at any time by replying STOP to any text message. Reply HELP for assistance, or contact support@leasedefend.co.

Strict Isolation of Mobile Information

Mobile phone numbers and SMS opt-in consent records are never shared with or sold to third parties or affiliates for marketing or promotional purposes.

Data Security & Encryption Standards

Cryptographic Protection at Rest & in Transit

All sensitive financial tokens, underwriting records, and personally identifiable information are encrypted at rest using AES-256-GCM encryption with rotating keys and in transit using TLS 1.3.

Ephemeral Tokenization & Zero Credential Storage

Open Banking access tokens are read-only and automatically revoked upon completion of the screening cycle. Online banking login credentials never traverse our servers.

Continuous Audits & Intrusion Monitoring

Our infrastructure is hosted in SOC 2 Type II certified data centers with 24/7 intrusion detection, rate limiting, and regular penetration testing.

Data Retention & Account Deletion

Report Retention Period

Generated LeaseWorthy™ Score reports are maintained for one (1) year from creation to satisfy FCRA dispute and audit compliance requirements, after which records are automatically archived or purged.

Right to Account Deletion

You may request complete deletion of your account and personal information at any time by emailing privacy@leasedefend.co or support@leasedefend.co. We fulfill verified requests within 30 days.

Backup Lifecycle

Encrypted system backups are retained for up to 90 days solely for disaster recovery purposes before permanent overwriting.

FCRA Statutory Disclosures (§ 609 & § 611)

You have the right to request a full disclosure copy of your consumer file (§ 609) and to dispute any inaccurate or incomplete information (§ 611) free of charge at disputes@leasedefend.co.

CFPB Rule 1033 & GLBA Financial Data Portability

Under federal open banking standards, you maintain absolute control over your financial data permissions and may revoke Open Banking or VaraPay data-sharing authorizations at any time.

California Privacy Rights (CCPA / CPRA)

California residents have the right to know what personal information is collected, request deletion, request correction of inaccurate data, and be free from discriminatory treatment. We do NOT sell or share personal information for cross-context behavioral advertising.
