The LeaseWorthy™ Score is a cash-flow-based risk assessment rating designed to offer a fairer, more accurate evaluation of your rental capability.

What is the LeaseWorthy™ Score?

Unlike traditional credit bureaus that judge your eligibility based on credit cards, student loans, or historical debt collections, LeaseDefend evaluates you based on real-time cash-flow behavior.

By analyzing your bank transactions securely via Mastercard, we calculate a score between 30 and 100 that properties use to gauge whether you're a qualified applicant. This means you aren't penalized for having a thin credit file or no credit history.

What Factors Influence the Score?

Income Stability & Sufficiency

Analyzes direct deposit payroll cycles and regular income streams to verify that incoming monthly cash flow is sufficient to cover the requested monthly rent comfortably.

Bill Payment Consistency

Looks at utility accounts (electricity, water, gas, internet/cable) and rent history to confirm that recurring expenses are settled regularly and on time.

Savings & Reserve Buffer

Measures the liquid balance available in checking and savings accounts relative to the monthly rent, ensuring a safety net is present for unexpected events.

Overdrafts & NSF Deductions

Non-Sufficient Funds (NSF) events or overdraft fees on your checking account represent significant risk markers. The algorithm applies point deductions for recent NSF occurrences in the last 12 months, as they reflect immediate liquidity strain.

How to Read the Score

80 – 100Low Risk

Indicates excellent rent coverage, highly consistent bill payments, and a healthy savings reserve. Highly recommended for approval.

60 – 79Moderate Risk

Indicates a stable profile but may have a lower savings buffer, slightly higher rent-to-income ratio, or minor utility payment irregularities.

30 – 59High Risk

Indicates thin income coverage relative to rent, minimal savings reserve, or recent non-sufficient funds (NSF) overdraft events.
